Building Code Use Group

A group R occupancy is a use of a building or structure intended for sleepin

g purposes when not classified as a Group I or when not regulated by the International Residential Code (IRC). What are examples of a Group R occupancy? Group R-1: The sleeping units in this occupancy group are primarily transient in nature.

Use Group is the first factor that determines the safety requirements for a

building. The purpose of a Use Group is to define how the building will be used. The Virginia Uniform Statewide Building Code establishes ten general Use Groups with 26 individual Use Groups.

, Virginia. Building occupancy classifications refer to categorizing structures based on their usage and are primarily used for building and fire code enforcement. They are usually defined by model building codes, and vary, somewhat, among them.

Residential Group R is the occupancy group used for buildings that include s

leeping rooms and are not insititutional and are not generally regulated by the Interntaionl Residential Code. The IRC typically regulates single family homes and duplexes, any structure with more than two units is in the IBC.

A building or nonaccessory tenant space used for assembly purposes with an o

ccupant load of fewer than 75 persons shall be classified as a Group B occupancy, except that the number of plumbing fixtures for such a building or space is permitted to be calculated in accordance with the requirements for assembly occupancies.

Permitted uses are grouped in 18 use groups based on the similarity and comp

atibility of their functions. The use groups are permitted in appropriate zoning districts either as-of-right or, if certain conditions are met, by authorization or special permit.
